Got hail damage on your Roof in Littleton? Who do you call?
We’ve got the answers!
We’ve had a lot of hail storms hitting the Denver metro area this year! If you’re a Littleton homeowner (or in the Denver metro area) and you have been hit with hail in the Littleton area the best thing to do is call a licensed roofing contractor like Anderson Builders first, before calling your insurance company. The reason for calling out a professional roofer first is by doing so we can save you from a potentially filing an unnecessary insurance claim.
Our professional roof inspectors will come out and thoroughly inspect your home’s exterior for damage. The inspectors will look carefully at your gutters, roof, siding, paint, windows and out buildings. They have many years of experience in hail damage and can guide you in deciding to claim.
If you decide that a claim is in your best interest then you will contact your insurance company and file a claim. You will need to know the storm date to tell them. The adjuster will then call or contact you within 1 to 14 days depending on the demand.
Once you have scheduled an appointment with your adjuster, notify your Anderson Builders representative and they can plan to be there when your adjuster arrives. This benefits the home owner because our roofing expert will act as your representative and help the insurance adjuster by setting up a ladder and pointing out all applicable roof damage. While we cannot guarantee a claim to be accepted we will work hard to help you receive the best service from your insurance company.
After the insurance adjuster comes out, if they have agreed to pay for exterior damage, then within 1 to 14 days you should receive a mailed or emailed report of the insurance estimate for repairing your Littleton roof. We then recommend you share that report with Anderson Builders so we can make sure they have accurately covered all of the agreed upon damage the adjuster documented. Often the report misses parts of the damage that we can note and request your insurance supplement. In addition we are familiar with all of the local code and building requirements in each city and county (such as Littleton, Highlands Ranch, Denver, etc) and can verify that your insurance provider has properly paid for those permits too. Once we have signed a contract for all work related to repairing your roof we begin working out the details with your insurance company. Most important, we stay in communications with both you and your insurance company so you recieve the money your due and we schedule the best time to start the roofing repairs or roof replacement.
After we request supplements if needed or if none are needed from the insurance company, we begin work with your mortgage company. The home owner contacts their mortgage company to request information on how they want the insurance funds made payable. Because usually the mortgage company is a payee on your insurance check they can dictate the terms of payment. Each mortgage company is different. Contact yours for details. Due to personal identity security we cannot handle this aspect. The mortgage company will then send the homeowner a document for Anderson Builders to fill out with information like our Tax ID, insurance, license and other important details. You can send this form on to us when you receive it and we will submit it.
During this time period your Anderson Builders representative will meet with you and give you shingle samples and potential color choices. We will help you research your Home Owners Association requirements for exterior products, roof material and color options, if applicable. We also request the needed permits from the local building department.
After you have picked your roofing products we will order it from our supplier and get an estimated window of delivery for it. We will arrange for any front end money your insurance provider has sent to be paid to us once we begin the actual work on your home.
Once we have product delivered we can begin the installation of the roof or other exterior products. Depending on which repairs we are doing the time frame changes but the typical roof replacement takes 1 to 3 days.
When complete we work with your insurance provider to release any recoverable depreciation and any other remaining supplements they may be withholding until completion. If the home owner does not complete the repairs on the insurance estimate, they forfeit the depreciation funds within a certain time period set by your insurer. This is a loss of funds for your home’s value and condition which is an unwise idea.
We know this process can feel overwhelming but we have over 14 years of experience handling these claims and can take so much of the work off your shoulders. We are committed to working with integrity and strong ethical practices and helping secure your insurance pays for the needed home’s repairs Trust your home to the Littleton roofing experts – Anderson Builders LLC and then leave us a good Google Review!
What are the Risks of Filing an Unnecessary Insurance Claim?
Filing an unnecessary house insurance claim can have several risks and potential consequences. Here are some factors to consider:
Increased Premiums: Insurance premiums are based on the risk associated with the insured property. When you file a claim, especially if it’s deemed unnecessary or frivolous, it can lead to an increase in your premiums. Insurance companies may view you as a higher risk, resulting in higher costs for coverage.
Deductibles: Most home insurance policies have deductibles, which is the amount you must pay out of pocket before the insurance coverage kicks in. If the claim amount is lower than the deductible, filing the claim would be pointless, as you would have to cover the expenses yourself anyway.
Loss of Claims-Free Discounts: Many insurance providers offer discounts or rewards for policyholders who maintain a claims-free history. Filing an unnecessary claim can cause you to lose these discounts, resulting in higher premiums in the future.
Coverage Limitations: Filing unnecessary claims may exhaust your policy’s coverage limits. If you later face a genuine loss or damage that requires a substantial claim, you may find yourself without sufficient coverage to address the situation adequately.
Insurance Company Investigation: Insurance companies typically investigate claims to assess their validity. If you file an unnecessary claim, the insurance company may conduct an investigation and, if they find evidence of fraud or intentional misrepresentation, it can lead to policy cancellation, legal consequences, or difficulty obtaining coverage in the future.
Time and Effort: Filing an insurance claim requires time and effort. Unnecessary claims can be burdensome in terms of paperwork, phone calls, and coordination with adjusters or contractors. It may be more efficient to handle smaller repairs or incidents personally, rather than going through the insurance process for minor issues.
In summary, its best to contact a professional roofer like Anderson Builders and get a FREE ROOF INSPECTION before filing an unnecessary roofing or house insurance claim because doing so can result in increased premiums, loss of claims-free discounts, coverage limitations, potential policy cancellation, and legal consequences. Bottom line…just contact us if you think your home has experienced hail damage or storm damage that might warrant an insurance claim.
